Laundry, treated as a room

Washers and dryers are among the hardest-working machines in a house, and often the last ones planned. We start with the room: where the water comes in, where the air goes out, and how the doors swing.

The Machines

Wash, dry, and the stand between

Front-load washers

Efficient with water, gentle on fabric and stackable. They spin fast, so we check the floor and the supply valves before delivery day.

Heat-pump dryers

Ventless drying at lower temperatures. Cycles run longer, but no exterior vent is needed, which suits interior rooms and closets. Most need a drain or an emptied water container.

Vented dryers

Electric models on a 240-volt circuit, or gas models on a supply line with a shutoff. Both need a short, smooth metal duct to the outside.

Pairs, pedestals & stacking

Matched pairs side by side beneath a folding counter, raised on pedestals to spare your back, or stacked in a closet with the kit the manufacturer specifies.

Before the machines arrive

Six things the room needs

We walk through this list with you, your builder or your plumber before anything is delivered.

  • WaterHot and cold supply valves within easy reach, so they can be closed when no one is home.
  • DrainA standpipe or recessed laundry box at the height the washer’s instructions call for.
  • PowerA 120-volt outlet for the washer, and a 240-volt receptacle if the dryer is electric.
  • GasA shutoff valve and an approved connector, if the dryer runs on natural gas or propane.
  • VentingA short run of rigid or semi-rigid metal duct to an exterior hood, or a heat-pump dryer where no vent is possible.
  • SpaceDepth for open doors and hoses behind, a level floor, and a drain pan where the room sits above living space.
